Buying a home is a huge purchase and one that many times will be where you live for many years. If you are a first time home buyer choosing the wrong property can have disastrous implications. It could be a drain on your wallet and could even lead to you not wanting to live there any longer. For example, if you do not have the inspection done by a reputable inspector there could be major things that need repaired that they missed. Even minor repairs that were not caught can add up to a lot of money over time. This is just one example of home buying mistakes you can make.

Here are some other home buying mistakes that you should take care to avoid.

• One of the biggest home buying mistakes you can make is using the wrong real estate agent. Check out different real estate agents before making your decision; ask friends or relatives if they have any recommendations. One important thing to look for is to make sure that they are a full time real estate agent because listings come on the market at various times and if your real estate agent is not watching the market on a daily basis you may lose out on that perfect home. Many times houses are not on the market that long and if your real estate agent does not set up a viewing within a couple of hours it can be gone.
• Get a mortgage preapproval before you start to shop for a house. This will tell you just how much you are approved for and how much you house you can afford. Make sure that you have a letter of preapproval to show your real estate agent. Having a preapproval mortgage letter also lets the one selling their house that you have been approved for a mortgage that will allow you to purchase their home and are not wasting their time and a chance to sell their home while waiting to see if you will be approved for a mortgage after making an offer.
• Make sure that you do not become too attached to just one house because if you put in an offer lower than what the seller is asking for you may not get the home if someone puts in a higher offer. Put in offers on several properties that you like.

The main thing to avoid these and other home buying mistakes is to take your time and do not rush into purchasing a home because it may be one that you will be living in for a long time.

Also when you are looking to purchase a new home or apartment be sure the do a complete check on property. Be sure that you meet the seller and if you have any doubts get them cleared before signing an agreement of purchase.
